No Hassle Management 

Upon appointing us as Managing Agents, your property will be inspected to assess any repairs or maintenance required. We make recommendations about periodic maintenance such as redecoration, and the provision of regular services such as cleaners and gardeners. 
We take the hassle out of management for you. Never again will you need to follow up a contractor, chase a quote or feel out of touch with any aspect of your property or block. We recognise the importance of consistency with regards to chasing Rent or Service charge arrears, keeping track of issuing notices, expiry dates, invoices and the problems that come with being a landlord and lessee in an ever changing fast paced environment. 

Our Estate Portfolio 

To ensure that we are aware of all that is going on within our Estate Portfolio, regular inspections are carried out of the flats and houses we manage, the common parts of blocks and Estates, gardens, walkways, lighting systems, parking, Fire Risk Assessments, Health and Safety, Legionnaires reports and Asbestos reports. 
We will obtain competitive quotations for buildings insurance. All relevant claims under the policy are dealt with promptly. At the end of the service charge year we prepare accounts, send receipts and invoices to your accountant to prepare the year-end report. 

Blocks of flats & estates 

As the Managing Agents for Blocks of Flats or an Estate, we report to the Freeholder or the Residents Association. 
We agree a brief with those instructing us, setting out the obligations of the parties which will normally include the maintenance of the common parts, driveways and gardens, setting of budgets, collecting service charges and (where appropriate) collecting of ground rent. We ensure that any arrears are collected with the minimum of delay. The Directors of Management Companies or Residents Associations should be able to enjoy their homes without the worries and concerns of managing their Estates. All such matters can be left in our hands as your Managing Agents. 

Major Works 

Your property will require significant works of maintenance or repair from time to time. 
We will obtain competitive quotations from contractors to carry out repairs, then negotiate and supervise the execution of the contracts. If the costs exceed the Statutory limit the lessees will be consulted in accordance with the relevant legislation. Such matters are dealt with by our sister company Marquis & Co Chartered Surveyors

AST Lettings 

If you decide to go down the route of letting your property and having it managed, employing a good agent can make all the difference between a smooth and profitable tenancy, and the terrible stories you may have heard about in the press! 
We will look after all aspects of the management of your tenancy, from thorough referencing and explaining to all parties the current legislation from the outset, arranging inventories and ensuring you are compliant with current legislation, to being there for not only for you, but also your tenant, with regards to maintenance such as liaising with contractors and overseeing works however big or small, but mainly being your eyes and ears on the ground. 
 
We will carry out regular inspections and report you after each such visit. We will see the tenancy through from the start to the end. Once you have decided to instruct us, a tailored plan will be drawn up centred around your property, with realistic timelines and results you can expect to achieve.
